Tenant letting fee information

Upfront payments

Deposit and first months' rent: A deposit equivalent to one and a half month's rent will be required to be paid at the start of the tenancy or if you have a pet two months' rent will be required. This is subject to referencing, a landlord may require a higher deposit if the referencing criteria is not met, further details will be provided at that time. We belong to the TDS scheme and all deposits will be registered with this scheme, aside from Company Lets. The first months' rent is payable along with the deposit as rent is paid in advance.

Penalty Fees

Please be advised that, if a tenancy application is aborted due to the tenant failing the mandatory referencing checks, refunds will only be made at the managers discretion. Therefore, the penalty fee for a failed reference check may be 100% of any referencing fees paid.

Deposit Scheme & Registration

Andrew Grant LLP registers all deposits with the TDS deposit scheme. There is no requirement to register company let deposits Redress Scheme: Andrew Grant LLP belong to the Ombudsman Service Property scheme.

You should be aware that the need for a guarantor may not become apparent until referencing, (including for any joint tenants) has been completed, therefore guarantor fee(s) will only become payable should a guarantor be required.

Please ask us to explain these to you, once we know your circumstances and how many tenants are applying for the property you are interested in, we can confirm the fees that could become payable. The initial fees are payable on offer acceptance. Any other fees listed under 'other possible fees' and 'upfront payments' are payable upon the references being accepted, for the whole party.
