A Strong First Year in Ludlow for Andrew Grant

There was a time when Ludlow was known primarily for its butchers and estate agents. In the past two or more decades it has become known for a lot of other things too – food, culture, theatre, and fantastic rural living centred upon a vibrant and historic market town. This has attracted and continues to attract buyers to the town and its beautiful surrounding villages.

So butchers and estate agents still have a strong presence. And in the last year, squeezed into the High Street, is a relative newcomer to town in the form of Andrew Grant, a company with some 43 years of experience in all aspects of estate agency.

Occupying a relatively small frontage – which happens to sit alongside the much-loved local butcher, Walls – the new Andrew Grant office has just celebrated a full and busy first year. With administrative support from the Andrew Grant headquarter office in Worcester, Ludlow’s branch manager Magi Alexander and her highly enthusiastic team hit the ground running when they set out their stall in June 2014. 

During the year to the beginning of June 2015, Andrew Grant Ludlow has placed nearly 100 properties on the market with a sales value of more than £30 million. Celebrating a successful first year, Andrew Grant invited vendors and friends to the office for a lunchtime drink on Tuesday 9 June. Andrew Grant, owner and director of the firm, who started his first office aged just 26 in 1972, welcomed guests alongside other key members of the team.

Properties in the Ludlow portfolio include small flats, town houses, country and village homes and rental properties too – all homes, gardens and land reflecting the diversity of the town and its surroundings. Current properties for sale range in value from £70,000 to £1.2 million and the team is very busy responding to new vendor enquiries and requests from applicants. Between them the Ludlow team have registered more than 1,000 new applicants over their first year and have carried out 900 viewings. And during the year internet property search engine, Rightmove, has displayed Andrew Grant Ludlow properties some 2.5 million times.  

Translating internet viewings into real ones is the essential factor in any agency’s success. And Andrew Grant is a particular exponent of agency-led viewing. Says Magi Alexander, “We take responsibility for all viewings except in exceptional circumstances, when for example an applicant calls to make an appointment as soon as possible and we cannot field the staff to do an accompanied visit. But as a rule it is both professional and appropriate to provide Andrew Grant staff, who know the vendor’s property, to show it to prospective buyers.” 

What other factors have contributed to a successful first year? Magi reports that a corporate system which is well tried and tested and that everyone sticks to has also greatly helped. “It’s hard work and requires high energy as well as plenty of experience,” she comments. “The team all have great people-handling skills, good training and sound judgement. This is a very friendly office but we mean business and we’re here to support our clients and applicants as much as we can. I’m grateful to everyone involved for making this year a solid achievement.”
