How to Sell a House


Engage the services of an estate agent!  How do you choose?  We’d advise you to ask friends, colleagues, neighbours who may have bought or sold a property recently – personal recommendation is always a strong starting point.  A good agent should be able to prove what proportion of homes they have sold in the area and have credible evidence of their track record. 
 
At Andrew Grant we believe it is important to choose an agent with an on street presence; who understands the local property market; has an excellent knowledge of the area; has their own database of prospective buyers and subscribes to the property portal sites.
 
A good agent will help and support you through what can be a very stressful time.  A house, in most cases, is our biggest ever purchase and we don’t, under normal circumstances, buy one that often.  
 
Before making a decision on which agency to use invite at least two agents’ opinion on a market appraisal of your property.  Your property has to be marketed at an achievable price.  Beware the agent who values your home too high just to gain your instruction – remember anything is only worth what someone else is willing to pay for it.  Priced correctly you may attract more than one buyer so may create a bidding war that culminates in you agreeing a sale at over your asking price. 
 
Do not select an agent based on the cheapest fee, although cost is obviously important, sometimes a low fee can also mean a low chance of sale.  Like most things in life you tend to get what you pay for.
 
In truth, valuing a property is a subtle combination of both skill and art.  It’s a process that requires research, genuine local knowledge and an experienced estate agent who knows the nuances of the current local market.
 
With online data available there are shortcuts to assessing the valuation of your home but a market appraisal should provide you with a range of values of what might be achieved bearing in mind variables such as exact location, proximity to facilities, parking, condition of property etc.
 
A good agent will be expert in how to market your house to its best advantage.  They will be able to provide you with good photographs and floorplans which are essential for brochures and website advertising.

Never under estimate the power of a For Sale board.  At Andrew Grant we know they are an imperative item in the selling process. They may capture the attention of the  passer by who has admired your house for years; your neighbours may tell their friends who have wanted to move to the area; they indicate the property to a viewer who may be unfamiliar with the area. Even if your property is not visible from the road it alerts the passing motorist that there is a house for sale and it may just be in that area they are wishing to buy. Please don’t go without one!
