Britain’s adapting to an increasingly ageing population, with some figures suggesting that the number of over-60’s could rise by around 40% over the next 30 years. The housing market’s having to adapt too, with the ‘silver pound’ becoming spending power that developers and agents can’t afford to neglect. 

While some requests from retired clients will still follow the traditional search for bungalows, ground floor flats and retirement properties with assistance on call, the market is widening. Increasing numbers of clients are downsizing simply to release equity to give grown-up children their own start on the property ladder and look for a smaller version of their existing home. Others, with money to spend and every intention of living the ‘golden years’ in style, are rejecting the traditional communal coffee lounge and residents bridge parties in favour of on-site coffee bars and bistros, gyms and wine tastings in properties exclusively for their own age group.

One of the area’s most eye-catching of these is the Audley Binswood retirement village in the centre of Leamington Spa, with 90 apartments priced from £350k-£795k offering a luxury health club, library, bars, restaurant and bistro. Another in Edgbaston boasts similar facilities and is just minutes from the busy Birmingham city centre – today’s retiree wants access to the sights and bustle, not just a bus route and short walk for a pint of milk.
