Trying to Buy? Set Your Sites On Getting Ahead!

With fewer new instructions apparently coming to market, competition among buyers increases and you’ll need to be alert to every possibility to view newly available properties.

Canny buyers will have not only registered their details and requirements with all the local agents but will keep in touch, perhaps responding to any emails sent out to them or calling in to tweak any changes in requirements. Try to create a personal contact if possible – agents are only human (honestly!) and will strive to help customers who have built up a working relationship with them. Bear in mind that Rightmove, for example, now uploads new properties via a constant feed and not simply overnight, which means agents no longer have much time to email out to their own client base first, so if you want the heads up on new properties from your agent you may even want to put in a weekly call to ask what they’ll be out valuing that week and if anything fits your needs.

Crucially, make sure you’re using property search engines to their full potential. Sites like Rightmove, OnTheMarket and Zoopla will allow you draw a search area, set pricing perimeters and the characteristics of the property you want, and will send through instant email alerts when a suitable match goes ‘live’. Be ready to view (many vendors will have ‘launch days’ they won’t want to diverge from) and even send someone to look for you if you can’t be available on the right day!
