Should I redo my kitchen and/or bathroom before putting my house on the market?

Buyers love a ready to move into home, think show home appeal. Also most buyers have less disposable income, and particularly with first time buyers they have often drained their savings for the not inconsiderable deposits needed. Modern shiny bathrooms and kitchens are like magnets to buyers.

However when making any large decisions please consider:

  • If you are planning to only replace the kitchen and bathroom it can often make the rest of the house look tired

  • If the entire house is in need of refurbishment leave it as a 'project'

  • Do your sums carefully, with the average price of a new kitchen at around £10,000 and new bathroom costing around £5,000, will your achieved price cover the financial outlay, not to mention the time spent planning,and the upheaval of having it installed.
