It identified that on average, over the past five years, March has been the busiest month of the year for property viewings, with May and then April following in second and third place. If history repeats itself, then by the end of May we will have carried out 28% of the year's viewings!
Love at first sight really does exist...
Buyers form their first impression of your home within seconds. Therefore a little care and attention to the detail of the exterior is essential, it's crucial that the entrance of your property is welcoming and uncluttered. This can be as simple as placing a potted plant next to the front door, applying a fresh coat of paint, adding a new number plate or door knocker; all will instantly give the impression of a well looked after house.
It helps that we know our way around a camera, and to get the best results we recommend that you don't leave rooms as they are. Incomplete jobs can give the impression of a neglected house and will encourage buyers to look for other, more significant imperfections. Wash your windows, clean cupboards and appliances, wipe surfaces, wax floors, vacuum daily, dust your furniture and light fittings, replace worn rugs, hang out fresh towels - oh, and hide your relatives!
Create the right atmosphere
Start by giving your property a neutral makeover, for a bright and airy feel, then throw in a little character with cushions, throws, candles and flowers. The wrong lighting can make your home feel dark and drab, so ensure your lights make your home seem modern and bright. This will also help to improve the quality of your photography.
Stage your property
Buyers love to see how to best use a space - you want then to be able to picture themselves living in your home with their possessions. However, anything too personal can be distracting, pack up any heavily decorative or opinionated items and put them into storage - but don't take out everything as you could make it too generic.

When it comes to selling or letting your home please remember that not everyone likes pets, and may even have allergies. We recommend, where possible to remove all traces of pet hair, toys, bedding, etc. and where possible leave your pets with a friend or neighbour when potential buyers visit.
