Our fees for tenants

We are completely open and honest about the costs you pay
 

A deposit equivalent to one and a half month's rent will be required at the start of your tenancy. If you have pets you will need to pay a deposit of two month’s rent. This is subject to referencing, your landlord may require a higher deposit if the referencing criteria is not met, further details will be provided at that time – as well as your first months' rent paid in advance.

All fees stated are inclusive of VAT. 

Upfront Payments

A deposit equivalent to one and a half month’s rent will be required to be paid at the start of the tenancy or if you have a pet two months’ rent will be required. This is subject to referencing, a landlord may require a higher deposit if the referencing criteria is not met, further details will be provided at that time. We belong to the TDS scheme and all deposits will be registered with this scheme, aside from Company Lets. The first months’ rent is payable along with the deposit as rent is paid in advance.

Initial Fees (payable on offer acceptance)

Tenant Referencing
£75 per tenant - this is charged for each tenant applying for the tenancy.

Guarantor Referencing
£75 per guarantor - applies to each guarantor referenced. 
You should be aware that the need for a Guarantor may not become apparent until referencing, (including for any joint tenants) has been completed, therefore guarantor fee(s) will only become payable should a guarantor be required.

Please ask us to explain these to you, once we know your circumstances and how many tenants are applying for the property you are interested in, we can confirm the fees that could become payable.

Tenancy Admin Fee
£150 per property - this is a one off fee.

Tenants Inventory/Check Out Fee
£50 - this is a one off fee.

Company Let Referencing
£195 per property - a company or business referencing fee.


Other Possible Fees (payable upon references being accepted for the whole party)

Saturday Move In
£75 per property - this is a one off fee if the tenant wants to move in on a Saturday.

Pet Fee
£60

Express Move In (3 days or less)
£75 per property - applicable if the time between application and move in is less than three days.

Tenancy Renewal Fee
£120

Late Rent Payment Fee
£24 for every 7th day the rent is late.

Contract Alteration Fee
£150

Post Tenancy Clean
Subject to quotation depending on the size and location of the property.

Andrew Grant LLP registers all deposits with the TDS Deposit Scheme. There is no requirement to register company let deposits. Property Redress Scheme: Andrew Grant LLP belong to The Property Ombudsman (TPO).  You should be aware that the need for a guarantor may not become apparent until referencing, (including for any joint tenants) has been completed, therefore guarantor fee(s) will only become payable should a guarantor be required. Please ask us to explain these to you, once we know your circumstances and how many tenants are applying for the property you are interested in, we can confirm the fees that could become payable. Initial fees are payable on offer acceptance. Any other fees listed and upfront payments are payable upon references being accepted, for the whole party.
