We guarantee your full, agreed market rent is paid* - whether the tenant pays it or not. This is an absolute must for landlords who want complete peace of mind. Deposit collection and registration

We will collect the deposit from the tenant and as required by law, we will register it with a government approved scheme (TDS) within the 30-day time period. We will also deal with the return of the deposit to the tenant or landlord at the end of the let, including negotiations and dispute handling.

Comprehensive checks

Landlords and letting agents are required by law to check each tenant has the right to rent in the UK. This entails a full ID check to include details of any Visas that may be required. All tenants must complete a full referencing check and will be required to provide full proof of name, previous addresses, current employment and a full credit check. A report will be provided to you for acceptance or refusal. All tenant applications will be handled by our Lettings Progressor who will keep you fully informed.

Understanding legislation

There are now over 200 laws and legislation surrounding lettings, with breeches carrying serious consequences full compliance is more vital than ever. We assist you every step of the way to ensure full compliance including gas safety checks, Legionnaires reporting, EPC assessments, smoke and carbon monoxide alarm compliance, safety glass, electrical testing and much more. For Exclusive service landlords, your Property Manager will ensure the correct notice is served for rent increases, repossession and non-payment of rent. Additionally, we will conduct the HMRC audit as per Section 23 of the Tax and Management Act.

Tenancy agreement and rent collection

We prepare the tenancy agreement and add any specific (fair and reasonable) terms you may have. Our tenancy agreement has been professionally drawn up by specialist property solicitors and is reviewed regularly. For convenience the tenancy agreement document can be completed online by you and the tenants. We will collect the rent from the tenant. With our Exclusive service option you will benefit from Rent Guarantee - meaning the rent will be paid in full, whether or not the tenant pays. For Complete and Essential service landlords in the event that the rent is late and the tenant falls in to arrears, we will do our best to retrieve the rent. If the tenant cannot pay, we will commence proceedings to take back possession of the property (fees apply).

Tenant liaison, inspections and repairs

We know you don’t want the hassle of dealing with small issues on a daily basis. With our Exclusive service option we handle all tenant communications and any issues - it's our job, and it’s what we are good at. All of our Exclusive service properties benefit from regular inspections, to provide you with insight to how your property is being kept. You will receive a detailed report after each visit, should there be any issues your Property Manager will deal with them as quickly as possible. Exclusive service tenants have access to our online repairs and maintenance reporting platform, and an out of hours dedicated helpline. This ensures that neither the tenant or your property are put at risk, offering complete peace of mind.

Online monthly statements

This feature is coming soon! You'll receive a monthly statement allowing you to keep track of income and expenditure on your property portfolio. We can also provide statements at the end of the tax year, if requested.

Check in and out reports

Your property will have a full inspection, with a check in and out report produced at the start/end of every tenancy. This detailed report shows the exact condition of the property allowing for fair negotiations at the point of deposit return. Including extensive photographs, comments on the cleanliness and a list of any defects/issues found. The check in report will detail any meter readings which will be passed on by your Property Manager to the relevant utility companies and local council. At the end of the tenancy, the same will happen allowing for the correct billing.

Tenancy renewals

We will contact you to learn more about your intentions at the end of the tenancy. We can begin tenant negotiations for a renewal and prepare a new agreement, or we can re-let the property should the tenant be vacating. We do our best to minimise any void periods.

Negotiations, disputes and claim handling

At the end of the tenancy we ensure the rental level is in line with the current market. And, if things haven’t been left as expected we do our best to ensure that a fair amount is agreed when dealing with the deposit return. Should a dispute arise, we take the necessary steps to defend your interest as quickly as possible to resolve any issues. In the unfortunate event of an insurable issue occurring, your dedicated Property Manager will handle the claim once the insurers have been given explicit permission to deal with us directly.
